What is Home Staging?
Home staging is the process of preparing a home for sale to minimize the time on market and maximize the sales price of vacant or occupied homes. Having a professional stage your house removes the hassle and guess work from this stressful task.
Staging starts outside and draws buyers into the house. As you know, drive-by showings are common, and first impressions are crucial. Staging a home to sell is different than decorating a home to live in. We decorate our homes for our own comfort, however, we stage our houses for the new buyer. We take the guesswork out of the difference.
Why should I use an Accredited Staging® Professional®?
An Accredited Staging® Professional® (ASP®) is a dedicated
professional who has studied and learned the proven and
powerful techniques of Staging® homes. An Accredited Staging® Professional® (ASP®) has successfully completed a detailed ASP® course and passed a required thorough examination on preparing homes for sale. An Accredited Staging® Professional® (ASP®) is
committed to the principles and practices of marketing properties as Staged® Homes.©
Why do Staged® Homes sell?
Staged® Homes traditionally present themselves better than
the competition by being clean, clutter-free, and ready to show to prospective buyers.
What about the cost of staging my home?
Staging is an INVESTMENT in getting a house sold and the investment in Staging is always less than a price reduction. An ASP™ Stager has been trained to work with a Sellers’ budget and time frame to properly Stage a house. We like to ask our clients, “Can you afford NOT to Stage?” When compared with the other costs associated with the sale or purchase of a home, Staging is very reasonable. In most markets, a Staging report detailing what needs to be done to Stage the house for sale is less than the appraisal or Home Inspection reports.
When is a House not a Home?
Your home is not for sale, but your house is!
You’ve made the decision to sell your house. Now is the time to prepare yourself to move into the marketing mode because you will soon be presenting your home to your market…the home Buyer.
Getting Mentally Prepared
• Your home has become a product. It can be difficult to think of a home as a mere product, but it helps to do this in order to get top dollar and sell it in a reasonable amount of time.
• That product is your house. Your home will become the new residence you choose.
• You want to sell that product. As with any product for sale, your house will have to be marketed.
• Before you can market it, you must determine how you will package it. You want to package your house so that it is attractive to customers because you want buyers to choose your house and not the competition. To gain an edge in your marketplace, you must be priced right and look better than the competition!
Can't I just watch on of those shows on TV?
The shows on HGTV and other channels give Sellers the idea that they need to do something to their house to prepare it for sale, but Sellers cannot truly be objective in a house they have been living in and need a 3rd party independent opinion to get it properly Staged. ASPs have the experience and ideas to help Sellers get their houses ready and we honor our clients, and work closely with Realtors to help get a house sold.
